The Kaiserslautern Military Community (KMC) is the largest US military community outside the United States. Located in the Rhineland-Palatinate region of southwestern Germany, it encompasses Ramstein Air Base, Landstuhl Regional Medical Center (LRMC), Vogelweh, Sembach, and several other installations.

TLA & TLF: Your First Days in Germany

TLF (Temporary Lodging Facility)

On-base hotel-style accommodations available for the first 30–60 days. Book as early as possible — TLF spots fill quickly, especially in summer PCS season. Contact Ramstein AB Housing Office immediately after receiving your orders.

TLA (Temporary Lodging Allowance)

A daily allowance to cover off-base temporary housing while you house-hunt. TLA covers up to 60 days and can be used at local hotels, guesthouses (Pension), or Airbnb-style rentals. Save receipts — you'll need to file for reimbursement.

Finding Permanent Housing

Most families spend 2–8 weeks in TLA housing before signing a lease. Pro tip: Start your search before you arrive. We can begin searching and scheduling video tours while you're still CONUS — so you may have options ready on day one.

BAH in the KMC: What You Need to Know

Your Basic Allowance for Housing (BAH) is your housing budget while stationed in Germany. For the KMC area (Overseas Housing Allowance / OHA applies for OCONUS), rates are set to cover local market rents at your pay grade.

How BAH Works Here

Unlike CONUS, overseas BAH is called OHA (Overseas Housing Allowance). It's calculated based on actual local rent costs and fluctuates with currency exchange rates. The good news: landlords in the KMC area are experienced with OHA-sized budgets and price their properties accordingly.

Typical Budget Ranges (2025/26)

  • E-5 to E-7 (with dependents): approximately €1,100–€1,500/month
  • E-8 to E-9 / WO1-CW5: approximately €1,400–€1,800/month
  • O-3 to O-5 (with dependents): approximately €1,600–€2,200/month
  • O-6 and above: €2,000+ / month

Best Areas for Military Families Near Ramstein

Ramstein-Miesenbach

The most popular area. Walk/bike to the base. Very international community, many English speakers. Higher rents but maximum convenience. Fills up fast — book early.

Landstuhl

Close to LRMC, great community feel, slightly more affordable. Well-established military family neighborhood with many support services. 10 min to Ramstein AB.

Steinwenden & Bann

Quieter, great for families with children. More space for your money, nice gardens, less traffic. 15–20 min to Ramstein AB. Our home base — we know every street here.

Kaiserslautern (West)

Great for those who want city amenities — shopping, restaurants, international school (KMS). 20–30 min to Ramstein AB. More inventory available than base-adjacent towns.

Miesenbach & Weilerbach

Scenic Westrich area, larger homes, great for families who want space. 20 min to base. Popular with senior NCOs and officers who want more square footage.

Vogelweh / Sembach Area

Very close to Vogelweh and Sembach installations. Good for DOD civilian contractors. Smaller inventory but tight-knit community.

SOFA: What Protects You as a Military Tenant

The Status of Forces Agreement (SOFA) is a bilateral agreement between the US and Germany that governs the legal status of US military personnel in Germany. For housing, the key provisions are:

Early Lease Termination

Under SOFA, you have the right to terminate a lease early if you receive PCS orders, unexpected deployment, or other official reassignment. Standard notice is typically 30–60 days. Make sure your lease explicitly references SOFA or includes an early-termination clause. We ensure every lease we arrange includes proper SOFA language.

Deposit Protection

German law requires landlords to hold security deposits (Kaution, up to 3 months' rent) in a separate bank account and return them within a reasonable period after move-out, minus documented damages. German tenant protections are generally very strong.

Utilities

Most German leases include Nebenkosten (utilities/operating costs) as a separate monthly prepayment with annual reconciliation. Make sure you understand what's included — heating, water, garbage, building insurance are typically in Nebenkosten. Personal electricity may be separate.

What is TLA in Germany — and how long does it last?
TLA (Temporary Lodging Allowance) is a daily per-diem paid to reimburse you for temporary off-base lodging costs during your house-hunt. In Germany it typically covers up to 60 days. The TLF (on-base facility) covers the first 30 days; after that, or if TLF is full, you use TLA for off-base hotels or temporary rentals. Keep all receipts.
How much is OHA/BAH for Kaiserslautern-Ramstein area?
OHA (Overseas Housing Allowance) for the KMC area ranges from roughly €1,100 to €2,200+/month depending on rank and dependency status. Rates are updated quarterly by DFAS and fluctuate with the USD/EUR exchange rate. As of 2025/26 the rates are generally strong. Verify your exact rate at dfas.mil or through your finance office.
What are the best neighborhoods for military families near Ramstein AB?

Can I break my lease if I get PCS orders?
Yes. Under SOFA (Status of Forces Agreement), US military members have the right to terminate a lease early upon receipt of official PCS orders, with appropriate notice (usually 30–60 days). We make sure this clause is in your lease from day one — so you're protected if orders change.
Do I need to speak German to rent a house here?
No. We handle all communication with the landlord in German on your behalf. Your lease will be in German (legally required), but we provide you with a full English translation and explanation. Antonino is your English-speaking contact throughout the entire process.
Are pets allowed in German rentals?
It depends on the landlord and the pet. Small pets are often allowed; dogs (especially large breeds) require specific permission. We pre-filter properties based on your pet situation and negotiate pet permissions where possible.
Is there a real estate agent fee for renters?
Under German law (Bestellerprinzip, since 2015), the party that commissions the agent pays the fee. In most rental cases, that is the landlord — meaning no agent fee for you as a renter. We'll always be transparent about any costs before you commit to anything.
Can you help with buying, not just renting?
