Common questions from buyers

Can US Military personnel or foreign nationals buy property in Germany?
Yes – there are no restrictions on property ownership for US citizens or other foreign nationals in Germany. You can buy freely. Financing from German banks is also possible, though requirements may differ. We have experience helping US Military families through the buying process and can connect you with bilingual financing advisors.
How much equity do I need to buy a property in Germany?
German banks typically require 20–30% equity (Eigenkapital), ideally enough to cover the purchase price minus the mortgage plus all closing costs. Some banks finance up to 100% but at higher rates. We recommend getting pre-approval before seriously looking at properties.
How long does the buying process take?
From signing the purchase contract to key handover typically takes 6–10 weeks in Germany. The notary must certify the contract, the land registry must be updated, and the bank needs time to process the mortgage. We manage this timeline and keep everyone moving.
What is a Vorkaufsrecht (right of first refusal)?
Municipalities in Germany sometimes have a statutory right of first refusal on property sales. This is checked before closing. In practice, it is rarely exercised, but it must be cleared as part of the notary process. We handle this for you.
