How much does a real estate agent cost in Germany?
Since December 2020, the broker commission in Germany is shared equally between buyer and seller (each pays 3% + VAT = 3.57% of the purchase price). The seller's commission is therefore 3.57% of the purchase price. We will explain all costs transparently at our first meeting.
How long does it take to sell a property?
In the Kaiserslautern / Ramstein area, well-priced properties typically sell within 6–16 weeks. The KMC region has consistently high demand from incoming military families, which can significantly shorten the time to sale.
How is the asking price determined?
We base the asking price on current comparable sales in your area, the land value index (Bodenrichtwert), the condition of the property, and current market demand. We avoid both overpricing (which leads to longer selling times) and underpricing.
Do I need to renovate before selling?
Not necessarily. We will honestly advise you on which investments make sense and which are not worth it. Often, small cosmetic improvements are sufficient. We know exactly what buyers in this market are looking for.
What documents do I need for the sale?
