TLA, TLF & BAH explained

BAH (Basic Allowance for Housing) is the monthly rent stipend US Military personnel receive. It covers most or all of the rent depending on rank. BAH for the KMC area ranges from approx. €1,000–€2,200/month depending on rank and dependency status.

TLA (Temporary Lodging Allowance) is paid during the first 60 days after arrival while the family is searching for permanent housing. During this period, families are actively searching — this is when you want your property listed.

TLF (Temporary Living Facility) is on-base temporary accommodation used when TLA doesn't cover off-base options. Families prefer to move out quickly, creating steady demand for quality rentals.

What happens if the military member gets PCS orders and has to leave early?
Under the SOFA agreement, US Military personnel may terminate a lease early when receiving official PCS orders. This is standard practice in the KMC. We include appropriate SOFA clauses in the rental contract so both parties know the rules upfront. In practice, landlords rarely experience problems — the military processes the notice correctly, and the property is usually re-rented quickly due to continuous demand.
What BAH rates are currently paid in the KMC area?
BAH rates are updated annually by the US military and vary by rank (E-1 through O-10) and dependency status (with or without dependents). For the KMC area, rates typically range from approximately €1,000/month (junior enlisted, no dependents) to over €2,200/month (senior officers with family). We can show you the current BAH table and help you price your rental accordingly.
Can rental contracts be fully bilingual?
Yes — and we recommend it. A bilingual contract (German/English) eliminates misunderstandings, is accepted by both the US military and German courts, and protects you as a landlord if any disputes arise. We handle this as a standard part of our service.
What do military tenants typically require from a property?
